HRA, Home Loan & LTA — Are You Claiming All Your Salary Exemptions in FY 2025–26?

At a Glance: Key Rules for FY 2025-26

  • Old Regime Only: You must choose the old tax system to claim these exemptions.
  • ₹2,00,000: The maximum Home Loan Interest deduction allowed.
  • ₹1,00,000: Mandatory to submit landlord's PAN if yearly rent exceeds this limit.
  • 2 in 4 Years: The block rule for claiming Leave Travel Allowance (LTA).

Look at your salary slip. You see a high "Gross Salary," but by the time it hits your bank account, a significant chunk has vanished into TDS (Tax Deducted at Source). For most salaried employees, taxes are their biggest annual expense.

But it doesn't have to be this way. The Income Tax Act offers powerful exemptions designed specifically for the salaried class—namely HRA (House Rent Allowance), Home Loan benefits, and LTA (Leave Travel Allowance).

Are you leaving money on the table? Let’s decode how to maximize these exemptions for FY 2025–26 (AY 2026–27).

🚨 CRITICAL RULE — The Regime Reality Check Before we dive in, remember one absolute rule: HRA, LTA, and Home Loan interest (for a self-occupied property) can ONLY be claimed under the Old Tax Regime. If you opt for the New Tax Regime (which is the default in FY 25-26), these exemptions are wiped out. Always calculate your tax under both regimes before deciding!

1. HRA (House Rent Allowance): Stop Paying Tax on Your Rent 🏠

If you live in a rented house and receive HRA as part of your salary structure, you can claim a massive tax exemption. However, the exemption isn't a flat amount—it is calculated based on three specific rules.

How is HRA Exemption Calculated?

The tax-exempt portion of your HRA is the least of the following three amounts:

  1. Actual HRA received from your employer.
  2. 50% of your Basic Salary + DA (if living in a Metro city) OR 40% (if in a Non-Metro city).
  3. Actual Rent paid minus 10% of your Basic Salary + DA.

✅ Real Example — HRA Calculation Rohan lives in Bangalore (Non-Metro for tax purposes).

  • Basic Salary: ₹50,000/month (₹6,00,000/year)
  • HRA Received: ₹25,000/month (₹3,00,000/year)
  • Rent Paid: ₹20,000/month (₹2,40,000/year)

Let's apply the 3 rules (Annual figures):

  1. Actual HRA: ₹3,00,000
  2. 40% of Basic: ₹2,40,000
  3. Rent paid minus 10% of Basic (₹2.4L - ₹60k): ₹1,80,000

Result: The least amount is ₹1,80,000. Rohan can claim ₹1.8L tax-free, and only the remaining ₹1.2L of his HRA is taxable.

⚠️ Important — The ₹1 Lakh PAN Rule If your total rent paid in the financial year exceeds ₹1,00,000 (just ₹8,333/month), it is mandatory to submit your landlord's PAN to your employer. If the landlord refuses, you must submit a declaration, but your employer may deduct TDS without the PAN.

2. Home Loan Deductions: The Ultimate Wealth Builder 🏢

Buying a home is the biggest financial decision of your life, and the government rewards you heavily for it. A home loan gives you tax benefits on both the principal and the interest components.

A. Section 24(b) — Interest Component

  • Self-Occupied Property: You can claim a deduction of up to ₹2,00,000 per year on the interest paid.
  • Let-Out (Rented) Property: You can deduct the actual interest paid against the rental income. However, the overall loss you can offset against your salary is capped at ₹2,00,000 per year. (Note: Under the New Regime, setting off house property loss against salary is not allowed).

B. Section 80C — Principal Component

  • The principal amount you repay via your EMIs can be claimed under Section 80C, up to a maximum of ₹1,50,000 per year.
  • Condition: You cannot sell the property for 5 years. If you do, the deductions claimed will be reversed and taxed.

💡 Pro Tip — Joint Home Loans If you take a home loan jointly with your spouse (and both are co-owners of the property), both of you can claim ₹2 Lakhs on interest and ₹1.5 Lakhs on principal separately! This doubles your family's tax-saving capacity to a massive ₹7 Lakhs per year.

The Million-Dollar Question: Can I Claim HRA and Home Loan?

Yes, absolutely! You can claim both simultaneously if:

  1. You bought a house in one city (e.g., Pune) but work and pay rent in another city (e.g., Bangalore).
  2. Even within the same city, you can claim both if your owned house is under construction, or if there is a valid reason you cannot live in it (e.g., it is too far from your workplace, and you rent a place closer to the office). Note: Be prepared to prove the distance and logic if the tax department asks!

3. LTA (Leave Travel Allowance): Tax-Free Vacations ✈️

LTA covers the travel expenses incurred when you take a leave from work and travel within India with your family (spouse, children, and dependent parents/siblings).

The Golden Rules of LTA:

  • Fare Only: LTA only covers the actual travel cost (Flight, Train, or Bus tickets). It does not cover hotels, food, sightseeing, or local cab rides.
  • Domestic Only: International trips do not qualify for LTA.
  • The Block Year Concept: You cannot claim LTA every year. The government sets 4-year blocks (The current block is 2022–2025 and the next is 2026–2029). You can claim LTA for only two journeys within a 4-year block.

❌ Common Mistake — Not Traveling on Leave As the name suggests, "Leave Travel" Allowance requires you to actually take an approved leave from your employer. Traveling on a weekend without taking official time off can disqualify your claim during an audit.

Frequently Asked Questions ❓

Q: Can I pay rent to my parents and claim HRA? A: Yes. If your parents own the house, you can legitimately pay them rent via bank transfer, draw up a rent agreement, and claim HRA. However, they must declare this rent as "Income from House Property" in their own ITR. You cannot pay rent to your spouse.

Q: My employer doesn't provide LTA in my salary breakup. Can I still claim it? A: No. LTA is an allowance. It must be explicitly mentioned as a component in your CTC/Salary Slip for you to claim the exemption.

Q: I missed submitting my rent receipts and home loan certificate to my HR. Is the money lost? A: No! Even if your employer deducted excess TDS because you missed the January investment proof deadline, you can still claim HRA and Home Loan interest directly while filing your ITR in July. The excess tax deducted will be issued to you as a refund.
